Network and setup
Do I need wifi in the property?
No. The sensors use LoRaWAN, a radio network for small devices that sends small amounts of data over long distances and lasts for years on a single battery. They don’t connect to the tenant’s wifi, don’t use a SIM card, and don’t need to be paired with anything.
There are two ways to get a sensor online. If your address is covered by the public LoRaWAN network, the sensor works as soon as you set it up. If it isn’t, you buy a starter kit with a gateway that gives you coverage in your own property.

How do I know if my address has coverage?
Look up your address on the coverage map. If it’s covered, you only need the sensor and the subscription. If it isn’t, you’ll need a starter kit with a gateway.
What does a gateway need?
A power socket. It comes with a SIM card already fitted, so it sends data to the platform on its own — no broadband, no cabling, no access to anyone’s wifi. Plug it in and it’s live.
The data connection is included in the price — no extra mobile data bill.
One gateway comfortably covers several flats in the same building. If your homes are in separate buildings, you’ll need a gateway in each.

Do my tenants need to download an app?
No. There’s a QR code on the sensor. The tenant scans it with their phone camera and sees their own indoor climate straight away — no account, no install. They can also sign up for an SMS alert when the home needs airing out.
It’s the same code used to register the sensor during setup. Once the address is registered, the code switches over to showing data automatically, so no one can accidentally re-register the sensor.

How do I set up the sensor?
Wipe the wall, peel the tape off the back of the sensor, and press it firmly in place for 20 seconds. Then scan the QR code on the front, confirm the device ID, and enter the flat number. No tools, no tradesperson needed.

How many sensors do I need?
One sensor in the living room covers a single-level home up to 1,000 sq ft. For a two-storey home, or anything larger, we recommend an extra one — the same goes for a specific room you want to keep an eye on, such as a windowless bathroom, a bedroom with damp corners, or a basement.

Where should the sensor go?
In the living room, on a warm internal wall, 4 to 6 ft (130-180 cm) above the floor. Not somewhere that gets direct sun during the day, and not above a radiator or other heat source.
How long does the battery last?
More than ten years. The battery is replaceable, so the sensor itself doesn’t need replacing once it’s used up.
Access to data
When can I see data, and how do I get access?
The intro email is sent automatically as soon as you order, with a link to set up your account. Once the sensor is installed, it takes 15 to 30 minutes before the first readings appear on the dashboard.
What can my tenant see, and what can I see?
You see all your properties in one place on the dashboard, with the full history for as long as the subscription runs. Your tenant scans the QR code on the sensor and sees only their own home — not your other properties, and not your data.
Where is my data stored?
On a server in the EU, with Hetzner.
Your readings are kept for as long as the subscription runs — no history is deleted along the way. If you cancel, you have three months to download your data, after which it’s permanently deleted.

Tenants and privacy
Do I need my tenant’s permission?
No. You can install sensors in your own property, but you must inform your tenants.
To make that easy, here’s a message you can send as it is:
“Hi,
I’m installing a small sensor in the property that measures temperature and humidity. It helps detect damp and mould before it becomes a problem, keeping the home healthy.
The sensor has no microphone or camera and doesn’t record who’s home — it only measures the indoor climate.
You can check for yourself: scan the QR code on the sensor with your camera to see the humidity and temperature in your own home. You can also sign up for an SMS that tells you when it’s time to air out the room.”
To make that easy, here’s a message you can send as it is:

No. The sensor measures temperature and humidity, and uses that to calculate the risk of damp and mould. It has no microphone or camera and doesn’t record who’s home.
Awaab’s Law and documentation
Does this make me compliant with Awaab’s Law?
No — no single product does that on its own. What you get is ongoing, timestamped measurements and a record of when a risk was detected and when it was acted on. That’s the documentation you’ll need if you’re ever asked to show you’ve kept on top of the property.
Can I pull a report if I get a complaint or a case?
Yes. Ask the AI assistant Aida to generate the report and download it as a PDF.
Price, delivery and cancellation
What does it cost in total?
The sensor is a one-off purchase, and on top of that comes the monitoring, which you can pay monthly or annually. The price is per sensor. If you need a gateway, that’s also a one-off purchase. Prices are shown on each product page, including VAT.
How long until I get it, and what’s the shipping cost?
Shipping is £15 regardless of order size, and delivery takes 1-2 weeks.
Can I cancel?
You keep the sensor and the gateway — the hardware is yours.
The notice period is set out in our general terms. After cancellation, you have three months to download your data from the platform, after which it’s permanently deleted.

What if the sensor breaks?
The subscription covers support and warranty, and a faulty unit is replaced free of charge.
Can I move a sensor to a different property?
Yes. The history normally stays with the sensor, but you can ask us to delete it when the sensor changes address.
